Be sure to follow every rule, although we did in letting our second property unfortunately the agent had not. They omitted to give the agreement and gas certificate and therefore has left us with a tenant that has cost us a couple of thousand - so far to try and get her evicted.

It is a lottery letting property unless you are a professional.
There are bad tenants and there are no so bad tenants.
Watch "Nightmare Tenants and Slum Landlords" on Channel 5 - they cost landlords thousands to evict and then same again to clean the place up after they leave.

Ours has now notified us she has broken the banisters!
She also broke the taps, smashed the cooker and has cut up the vertical blinds.
The shower rod is now orange with rust, our lovely house ruined - never again !
