Cracking garage walls
« on: June 12, 2018, 05:32:20 pm »
I have been in my new build Bellway house for a year now and still trying to sort out issues.
I've just noticed that our garage walls are cracking from floor to ceiling and actually cracking through the breeze blocks themselves.
We have experienced the garden and down the side of the house flooding when raining which is still waiting to be remedied.
Bellway have said it is just settlement cracks
Should I be worried?

There are six of these cracks so far.

It's an intergral garage with bedroom above.

Yes you should be worried - this looks like potentially serious structural cracking.
If Bellway Homes are trying to pass this off as normal, make a claim to the NHBC under your warranty.

In addition there should be no flooding within 3 metres of your actual house.
this is an NHBC warranty standards requirement. Bellway must address this too.

Quite how Bellway got to be rated 5 stars I don't know!
(Well actually I can guess, and it has nothing to do with buyers' satisfaction.)

This is not normal, definitely something I would keep pushing with them.
