PERSIMMON HOMES CARLISLE

Hi All,


I was fixing my guttering other day when i noticed something odd at the top of the down pipe,there appears to be mortar separating  from the bricks and cracking also,upon closer inspection out the bedroom window with a selfie stick, it seems to be fairly shoddy brickwork in my unqualified opinion,i tried NHBC and was quickly dismissed -  they did however say that if i get a local specialist to look at it and they disagree with NHBC's stance (basically they say the problem doesn't qualify under section three as there is no physical damage to the home and it is unlikley to meet the minimum claim value of £1472.00) they may look at it again,the house is 6 years old now so i wouldn't of thought Persimmon will be interested,do i have any comeback here? The problem is more on my neighbours side (mine is the to the right of downpipe) although it looks like its on my plot boundary looking at my deeds.

Any advice help appreciated.

It looks like the last few courses were laid by a chimpanzee, suggest repointing to stop water ingress. Of more concern to me was the top of your window. What's going on there? There is a recess allowing rain water to puddle above the window. It just looks wrong. Can you take some photos of the house facades and post them, along with name of the builder . Cheers.

I agree, pretty shoddy brickwork at that level.
However it looks like for now, that the whole house isn't affected by weak mortar as many are! (click link)

I would concur that the joints need raking out and repointing. The stain on the soffit above the window needs investigating.

The window is next doors - my house is on the right in the picture.
Persimmon built the house - would the re-pointing work be something I could chase them for or am I p*ssing in the wind so to speak?

You will probably have to foot the bill for repointing as the house is now 6 years old.
I am still not happy about the gap above the upstairs windows.
Normally above the window you would just see a course of bricks, supported by a catnic lintel.
It just looks wrong.
Can you do another selfie stick photo close up of the gap. I want to see what is behind there.
There appears to be a gap of 6 inches high by 4 inches deep.
Birds could roost in there, bugs could enter the cavity, rain water could enter, not to mention the heat loss .
Do you get black mold above the upstairs windows inside the house?

If you can post another photo i will take a look, you may yet have a claim. Because I have never seen a gap like that above a window before and I've been in the building game for over 35 years.

That gap above the window does look bad.

As the house is over 6 years old there is no chance in hell of Persimmon doing anything.
You could try claiming on the NHBC warranty as it could be structural and they may repoint it.
But be ware they have a minimum claim value £1,500 and this is likely to be well below that.

Re gap above window - I'm struggling to see anything - there's no gap that I can see (maybe it's the way the photo makes it look) the window frame just fits up against the PVC soffit board.

Ok maybe it is the photo giving the impression of a gap that I was looking at.
