What counts as snagging?
« on: August 27, 2016, 08:09:49 pm »
I have bought a new built apartment via shared ownership scheme and moved in almost two months ago. There is a long list of snagging issues however most of them developer doesn't accept as snagging, e.g big scratches on the doors, too thick door chain which leaves scratches on the wall, chips, scratches, bits peeling off on kitchen cabinets. Just wondering what counts as snagging and if there is any way to demand developer to fix this?

Also, who is responsible for the appliances which came with the flat? I was told I have to contact manufacturer directly in case there are any issues. For example there are scratches on the hob, uneven support grid but manufacturer says these are cosmetic issues and they aren't responsible for this. Also the fridge isn't working properly but manufacturer is taking a lot of time to get this fixed - it has been almost 4 weeks! If I have bought these items myself I would have the right to return them and ask for a refund but since they were purchased by developer it seems I can't do anything. Any advice would be much appreciated.

Many thanks!

Please say who they are as they sound shite

Everything that's not right is a snag, did you pick up the scratches and stuff when you done your walk around with the site manager prior to completing your purchase?

I would simply send an email to their aftercare office and state the faults and give a date for them to rectify by or you will go through the NHBC Resolution Service and slate then on the NHBC customer satisfaction survey.

As for white goods and ovens this is covered under manufacturers guarantee but as they where supplied by your house builder they have the responsibility to get it sorted, add to your snagging list. But I would contact manufacture and report fault, again did you pick there faults up on moving in?

You need to escalate your action rapidly, have a look under general discussions  (Walker Group) towards the end and see what I threatened and would have done if they failed to resolve.

Scratches to Hobs is not really manufacturer's fault it is your house builder who scratched them when installing or working near them.

You need to start being more forceful with them but be prepared to back it up!

Good luck

As Anthyboy says, everything that is not right is a snag.
Your problem now is, how much of this was a snag at the time when you moved in and can you prove it now.
The house builder can quite rightly say that the scratches and damage were not evident on handover day and that they have been done since, perhaps during moving in.

Appliances that are faulty or don't work are covered by a manufacturer's 1 year warranty.  You have a two year warranty from the builder.  If the issue is a defect that the manufacturer needs to deal with the builder should be arranging this not you!

And NAME THE HOUSE BUILDER.  As a warning for others!
