Undulating floor and concern
« on: January 06, 2023, 10:48:42 pm »
I had completed on my house on 9 December 2022, we had done the snag on 12 December and reported the findings on 15 December. The major snag we have is uneven floor - all over the ground floor from kitchen diner, hallway and cloakroom, and the lounge. As I can only share 3 images in one post so I just share the top three out of tolerance here.

Originally they said they would line up trades before Christmas and start the remedial work this week, however they did not give me an update for when the work would start before Christmas. When I emailed and texted them after New Year break - they said - oh sorry no trade on site will look into it next week.

Today the site manager finally emailed me for an update after my constant kind reminder. He said he had arranged a meeting with the flooring installer and me to review and to survey the floor on coming Monday - he said it is a standard process and they will make sure it is checked correctly using the level in line with NHBC guideline and tolerance. But I feel it is something more than that, I wonder if they try to convince me it is okay and stop me to push for the re-do.

I knew for level it should be measured by 1m spirit level - would it be a problem as my snagger used a 2m one? But according to calculation, the tolerance of 2m should be around 6.7mm so I think no matter what it is out of tolerance.

Also, our humps are always by the corner of the wall, for flatness we cannot simply put another equal offset to check the 5mm+- out. Is the snagger doing the right thing to show the problem?

I am not trying to challenge my snagger but want to know more before meeting the site manager and flooring installer, so I would not be fob off easily.

Grateful if anyone can share their experience or brain with me!

Thank you very much! :)

I fully expect the builder to try and wriggle out of doing anything.
Why?
Because you have a laminate floor laid presumably by others and not the housebuilder's contractor.
You mention "flooring installer being contacted by the housebuilder so presumably it is within the builder's responsibility to fix. However, the floor layer should have either said they couldn't lay it as it was not level or flat, OR should have used self-levelling latex to get it level/flat.

The NHBC tolerances are also quite generous.  See my blog on this.
NHBC S8 Floors on page 4 states:
Quote
1.2 - S8 Floors shall be built to appropriate tolerances Items to be taken into account include:
(a) level of floor Maximum 4mm out of level per metre, for floors up to 6m across, and maximum 25mm overall in any other case.

(b) flatness of floor ±5mm maximum deviation from a 2m straightedge with equal offsets.

You do not mention what your measurements taken were, or who is your housebuilder.
