Squeaky floors in bedrooms
« on: June 26, 2021, 11:13:00 am »
So we bought a new build.
Had some creaking floors and developer assured me it would resolve as house settled.
One year into the property we’ve moved furniture around and now this is the noise we can hear walking around the bed. This video is from downstairs, so main bedroom is right above.
My partner is upstairs walking around the bed changing the sheets.

The builders are now fobbing us off as expected.

What can we do? At this point I want it fixed and I will go to court to recoup the money if I need to.

You should email everything to the developer  this way you have a record. The NHBC standard is not all noises can be eliminated totally. So creaks should not be excessive, however this is subjective.
If the developer refuses to do anything go to the NHBC or your warranty provider.

Often this creaking noises are from the walls upstairs.
Put your ear to the wall while your partner walks on the creaking area. If this is the case a small wedge tapped under the skirting usually fixes.

As soon as you mentioned settling I knew you would be in for a battle.
new homes don't settle. If they did the repairs would be horrendous. The finishes shrink a little as the timber dries out, especially if it got soaked by rain during construction.

What you have is deflecting floors which is surprisingly common and is a defect that should be sorted out by the builder.
Write to the CEO and tell him you are not happy and why, especially  with the unprofessional fobbing off.
