DPC Level Around Garage and Path?

Please could someone provide some advice in relation to the DPC level around my garage and path.

The path that runs to my garden gate runs upwards and as a result half the garage wall is on or below the DPC level.

From my garden gate the level then drops away and the path slopes into my garden with the DPC of the rear garage wall being well below ground level in places.

Any help or advice would be much appreciated.

As I said in your other post the DPC should be 150mm minimum above finished ground level.
It is more important with a single skin garage as the wall will have rising damp and mould in the inside.

Who was the housebuilder that built this?

I have been advised that in order to resolve the breached DPC issue the developer has instructed a contractor to carry out "injection DPC works".

Please can someone advise what this means and if this an acceptable form of remedial action inline with NHBC and building regulations?

I have concerns that when I wish to sell the property the breached DPC will be highlighted by any survey a potential buyer may wish to have completed.

Originally the developer was going to drop the path to the correct level which is the course of action I would like them to take.

You still haven't named the housebuilder which is even more important given your last post!

First of all, I do not believe injection dpc are a one-time fix.
From memory, it will need to be re done every 10-15 years.  If you go down this route be sure to get an insurance-backed warranty as they often fail.

You are right, any surveyor worth his salt would quickly spot the absence of a traditional above ground dpc and would then be out with the moisture meter.

There is no substitute for doing the job properly.
If you do agree, it could open this bodge-job remedial to the many others in exactly the same position as you find yourself in.

Having been unsuccessful in trying to insist the builder corrects the issue, I approached the NHBC who advised the following:

The 150 mm height is a recommendation but not a requirement so if the damp proof course is functioning then we would not be able to assist further under the Resolution service.  If the damp proof course is failing then please forward photos for us to review of the damp close up, from further away and a photo of the affected part of the home or garage from ground to roof.
 


This response looks to be a complete contradiction to the corresponding NHBC technical guidelines to which the property was supposed to be constructed and building regulations.

Whilst there does not look to be any significant damp issues at present, my concern is that an issue could arise in the future or be identified during a survey when/if we want to sell the property.

Would anyone be able to advise on possible next steps please?
