Any builders here? Looking for some brickwork advice
« on: June 04, 2020, 10:45:00 pm »
New forum member here! Glad to be on board :) There is some really insightful stuff on here.

I was wondering if any bricklayers or builders might be able to give me some advice. I've attached a photo of a new house we're in the process of buying. We haven't exchanged contracts yet but that will be the next step if we go ahead.

We're a little concerned with what is going on with the brickwork here.
In the photo that I've attached you can see that in the bottom right quadrant of the house brickwork - some of the brickwork appears to be white and patchy. There's also a white band about a third of the way up that looks like a similar thing has happened. My partner thinks the bricks on the front of the house  are also a bit different in colour generally to some of the other bricks but I can't see that due to being colourblind. I struggle to pick out the different shades of similar colours.

I did some googling and found that the white patchiness may be Efflorescence?

My question is should we be worried and is what we're seeing here something major defect-wise? I'm going to flag it to the builder I think just because it doesn't look that nice anyway. That side of the house is going to be visible after everything else is built around it and I just don't like the white patches even from an aesthetic stand point.

Thanks guys

JA

From your photo it appears the mortar is different colour. this could be it got wet after laying, it dried too quick in hot weather or the mix is inconsistent.
The bricks too are the same brick type but the colour variation hasn't been mixed in and you have a degree of banding.  I've seen much worse - see photo!

The bricks and mortar could be tinted in by a brick doctor, but in this case I think that it may all settle down with general weathering over time.

From your photo it doesn't look like efflorescence which is salts on the surface when the brick dry out and is temporary.
