FTB home owner and lots of snags!

Hi

We are first time buyers in a new build in the East of England.
We completed in June and due to covid we were not able to even get a snagging inspection before.
We have now lived in the house for a little over a month and the snagging list keeps on growing. All the usual bits and pieces.

However there is two things that piss me off massively. One is easier to fix than the other.

The easy one: every single piece of PVC door or window in the house was installed while they had protective film covering the pvc. The installers simply assembled the various pieces and then ripped the film off. This has left every single piece of window  or door looking poor and rushed. Also, there are finger prints in the inside chamber of the double glazing windows!!!

The hard one: there isn't a single surface that is straight in this house. Mailbox? not straight. Walls? not straight. Door frames? not straight. Even the living room roof is not straight, one end of the roof is about 30mm taller than the other end. The house has massive windows so it's actually quite noticeable that the ceiling is not uniform.

Now.. what do I do with this?

First thing you need to do is NAME THE HOUSEBUILDER!

The protective film on the pvcU should have been left on until the home was builder's cleaned.
Any marks in the inside of the double glazed units will need the units replacing. This should not be up for debate or compromise. It is wrong and the only solution is glazed units replaced.

As for the ceiling, I could suggest that firing strips be added to level up the slope, which would reduce the ceiling height inside by around 25-35mm.  If the roof is a flat roof the slope may be necessary for a fall in the roof, but this should have been constructed outside not the whole roof structure.

The builders are Westgate construction, and the developers are a small local firm in Cambridge.
There are a loads more snags and it makes me wonder when they are going to do it and how long it will take. And with Covid and two us working from home I think the whole inconvenience will be quite significant.

Marks in the glass should be viewed from 2-3 metres.
The ceiling should be measured for level across its width. Measuring the height will not give an accurate measurement.

The GGF "guidance" is viewing from a certain distance in certain conditions - this is mainly for scratches and is the industry's way for suppliers and installers to wriggle out of changing the units.

If it is noticeable, it should be changed and its not up for debate!
You wouldn't accept a scratch on a new car that you couldn't see from 7 feet!

Same goes for the ceiling. If you need a level to prove it is out, it is probably not too bad!

As we say in the industry, if it looks right, it is right.

I'm actually starting to lose patience. We completed 2 months ago and they keep delaying and delaying everything. I havent' been given a date for the works to be fixed.

The car industry has different standards , paint defects are viewed from 600mm in day light at 90° , They also have zones ,what is not acceptable on a bonnet is acceptable in a boot or door edge .
