Does anyone know what the difference is between a shared surface and a shared drive please? I've seen it on the deeds/plan of a new build home in relation to 2 houses (detached).

I'm no where near positive, but I think it's this:

1. Shared drive - a drive that's shared with your neighbour that doesn't have a something separating it from your neighbour like: Fence or boarder.

2. A shared surface maybe a space where anyone can park. On my road I have my own drive, there are neighbours that have shared drives, but across from me there are two parking spaces that anyone can park in. Like friends and family that come to visit.

Or in my case, neighbour who has a double drive puts his work van in there and leaves his drive free. It annoys me, not really sure why but it does!

I could also be completely left field on this answer.

On the deeds there's a drive leading from the main road and the house furthest away from the road owns the drive (it's clear on the deeds), the house nearest the road that the other house has to drive past doesn't (or won't when they buy it) own any of this private drive but outside the house is states "shared surface". I've been thinking about it again and I'm now wondering does that mean the owners have to give them right of way to their drive?

From your second post I would say:
Shared Drive:
Driveway shared by a group of homes and owned in equal proportion by each home, with each being responsible for their share of repairs and maintenance.

Shared Surface:
A driveway, footpath or road owned by one property with rights of use and access by other properties.
The owner would be responsible for all repairs and maintenance and third party insurance. 
In fact anyone buying a property which gives others the use to use part of it and wear it out must be mad!

Thank you. I thought that is what it meant but just needed to double check. The shared surface is only up to the non owners drive so they can park their car I presume. Thanks again.
