Securing a discount - is it really 'relatively easy to get 10% or more off'?

We're considering a new house on a Bellway development in Harrogate, and this site does suggest it should be "relatively easy to negotiate 10% off" the purchase price (which, since the house we're looking at is well over £500,000 would be no small deal for us). 

Given the uncertainty and disruption caused by the Coronavirus lockdown, is this still the case? 
And if so, is it simply a case of offering them well below the list price and negotiating?

New home "discounts" will depend on several factors.
1) Is the development coming to an end.
2) Is the home a stock (completed) home?
3) Is the builders end of year figures period coming up?
4) The level of "negotiables" available to the site sales staff.
5) Whether you are a cash buyer and/or have sold you existing home.
6) Whether you have a mortgage pre agreed.
7) The level of interest on a particular house type and/or specific plot.

Be aware that the price listed is always the absolute highest price the housebuilder believes they can get. They often start with a high price and if interest is little, reduce it a bit over following weeks.

As for the corona virus, even the government hasn't a clue what effect this will have on anything or even how many are infected and how many will die.

At the end of the day, if the house is what you want and a price you are prepared to pay then buy it.
If site sales are offering 10% discount "easily" then it is too expensive originally.
