Title: New Year New Home

Just making my first post. Have been considering a new build in the Manchester area. As a first time buyer have found this forum to be invaluable and done a lot of reading so far.

Considering making an offer around 15% below asking price for one of the last plots on a development up here. Hopefully January is a slow month and might have a chance.

Depending on the housebuilder, they have probably finished their year-end or half-year figures and will be in no rush to get new sales/reservations.

Add in the fact that there are more buyers than new homes and the Help to Buy subsidy and I don't think you would get more than £5,000 in negotiables.

If it is a stock home (ie 100% finished) and so are the others they may be keen to get the sales set up to a new site.

Be aware, it will be much more difficult to get the snags and defects sorted once the construction staff have left the site. You will be in the hands of customer  care at the regional offices who in the main are pretty useless.

It will to an extent, depend on who the housebuilder is!

Thanks for the advice. It's a Wainhomes development.

Previous plots of the exact same house have sold for 15% less than the current asking price over the last couple of years so worth a shot. But as an FTB not using help to buy, I think you're right and they will be able to get asking price thanks to the help of the taxpayer!

My advice would be to avoid Wainhomes at all costs!
