I am a 65 year old female who bought a new build just over a year ago. Hoping this forum will help me with advice with dealing with a lot of problems . Already have seen the  consumer code posts and will be hopefully using the information to make a formal complaint as I have been told it’s too expensive to take court action against a big company.

I agree, taking a large plc housebuilder can be costly and daunting. The fact they know this means they can resist and treat their customers badly.

Recently the government announced the creation of a statutory New Homes Ombudsman - something I have campaigned for over the last four years. which will change this.

Not all specialist solicitors are greedy, charging buyers up to £390 an hour.
Some will work on a no win no fee basis, and you should get legal expenses insurance with you home insurance which can pay all legal costs if they believe you have more than a 50% chance of winning.

IN addition there is a the Small Claims court which is relatively inexpensive but you can only claim monies owned not compensation.

Thank you for your reply. Unfortunately I am in Scotland and I believe the ombudsman is for England.
Also tried my insurance but they told me it’s too problematic taking them to court and they actually have an action going at the minute and it’s in its 5th year .
Will just have to go along with the threat of court action and see how it goes.
