I am interested in Taylor Wimpey development in London but because I am a first time buyer I am confused. I am using Help to Buy equity loan to buy the property.
It’s an off plan property and will be ready in couple of months and I have managed to get a pretty heart discount on the purchase price up to around £50,000.
There is a concern to the flat I am thinking of buying that it has the balcony in the bedroom instead of the living room. Not sure but does that affect the resale value?
I am not sure if anybody can advise but any information or suggestion is welcomed!

First of all, I doubt a flat can be sold "off plan" and then be finished in a couple of months.
If you are due to move in before Christmas, beware the end of year figures rushed new home!  Get it professionally snagged and inspected before you legally complete!

The value of the balcony will depend to an extent on the view.
But a balcony will mean more outside noise getting in than it would with a normal window, and in a bedroom that may be an issue.
In my opinion a flat with a balcony in the lounge would be valued higher than a flat with one in the bedroom.

In any event, you should. be 100% sure what you are buying and it is a legal requirement that you are given all known material information so you can make a fully informed buying decision.

Thanks for the reply and I quite get your point now.
The completion is expected in December/January that’s what they say and because they have already reduced prices so much I am trying to let them pay for my stamp duty.
It is definitely a good area to buy a property but the balcony is facing the high road and also there is a HS2 project construction that will soon be started on the road but far from where our flat is like 300 metres.
Not sure how much will be the disruption but thinking and it is so daunting to make this decision.
Other flats in the same building are priced at much higher price than ours
