Land grabbing - Claiming ownership of land

It is widely known and understood that if you fence in an area of land for 12 years and 'occupy' it you may claim it as your own under 'adverse possession'.

The Leasehold Reform Act 2002 has made this more difficult.
However the land in question cannot be part of a public highway, footpath, verge or associated easement strip owned by a highway authority.

Apart from property in relatively open countryside, I would think that nearly all land is monitored by someone.
It would be hard to do this on an estate of  new homes.
