If you don't have the deeds it can be more difficult to register a property - but not impossible.
You will need to make a 'Statutory Declaration' The Land Registry website www.landreg.gov.uk has a useful guide:-
Number 13 called "Applications for first registration made by the owner in person."
If you are unsure you would be advised to use a solicitor to help you.
