Title: Buying Off Plan - Boundary Change?
Post by: Man_Overboard on June 20, 2014, 10:47:56 am
Hi,

I reserved a plot on a new Persimmon development a few weeks ago and am due to exchange contracts at the end of this month. The development is in the very early stages, and I got in right at the start - before a lot of the launch emails, etc were sent out.

I recieved an email from Persimmon this week about the launch of the development. I noticed one issue...

Yeah...

I haven't spoken to Persimmon about it yet (it could just be an error on their part... right...?) but will be sitting down with them tomorrow morning.

What is the best way to approach this if they have actually tried to change the plot boundaries? Where do I stand if I reserved early and off-plan?

It would have been helpful if you had indicated which plot you were buying!
As you reserved off plan, you have bought on the basis that the plot is as it was on the plans you were shown at the time you reserved.

If it is now different, you can pull out and all costs will and must be refunded to you.
Builders sometimes change plans because they have discovered a mistake, but they are required to tell you and give you the option to cancel.

As it is Persimmon Homes,  my advice would be to cancel!

From your pictures, it looks like the garden boundaries to plots  69, 70 and 71 have been left off the plan.
Plot 70 will have the smallest garden anyway.
Persimmon can't even get this right!
