Advice on buying a brand new home > Snagging and defects
Weak / Sandy Mortar
AT06:
We recently moved into a late-2016 built new build by a well known national housebuilder in the NW.
We spotted an issue with the mortar.
It appears very sandy, can be brushed away with a finger, and has stones in it as though sharp sand has been used rather than normal builders sand.
The NHBC, and surprisingly the original builder, have agreed to come out to inspect it.
Any tips, does this appear to be an issue?

AT06:
The housebuilder attended today, prior to the NHBC meeting on Monday.
Their construction director came along, which I was presently surprised about.
Have nothing but praise for how they handled things. They took photos, scratched some of the mortar, talked through my concerns, and although they didn’t admit it off the bat (for obvious reasons), they seemed to appreciate and agree there was a problem.
They are going to attend the meeting on Monday with the NHBC too, and seem keen to get things resolved.
So far so good, and credit to them for coming out so quickly. Often hear nothing but bad things about housebuilders, but so far (and heres hoping it continues) I have nothing but praise.
Fingers crossed for Monday.
New Home Expert:
Looking at the photos, and given the age of the property, I very much doubt anything will be done or need to be done.
You appear to be praising the housebuilder, but do not name them.
You should.

Did the nhbc do anything about this? I'm intrigued since they haven't done anything about my garden!

The article on this site is worth reading.
We are still fighting the same battle in 2024 with everyone blaming everyone else!
I may start a post on here and share our experiences
