Hello. I am new to the forum and am looking for recommendations for a professional snagging service. Brickkickers website doesnt seem to be working and although google brings up a few options, reviews and feedback are non existent. The area we are looking to buy is Surrey/West Sussex.

Brickkickers website is one of those affected by 123.reg hosting and deleting it.

I would stick with the two I suggested.

I cannot vouch for any individual New Build Inspections inspectors.
New Build Inspections have joined with Brickkickers anyway.
But if you go to Brickkickers directly, you will get Martyn Maxwell.
Brickkickers website is now back up and running after the host's 123.reg accidental deletion.

Hi
I've just been told by Redrow that I am not allowed to have a professional snagger look at my new-build house until AFTER completion. Is there anything I can do about this? I referred them to 5.2 of the Housebuilder code but they said it was to do with disputes only.

I would suggest you contact your solicitor and instruct him to not complete on your home until your snagging inspection has been carried out.  I would also suggest you inform Redrow that if they do not allow you to have your nerw home properly inspected, you will definitely be giving Redrow a bad 8-week survey score with a "NO" response to question 1!

I find this inexplicable why a house builder or their site management, would choose to refuse access, in the full and certain knowledge that remedial works will be required after you move in, involving access arrangements and protection of carpets and your belongs (that is if they even think of this!) making the works more difficult for them and definitely more inconvenient for you. They are also creating a dispute with you, making you unhappy, before you even move in

You also have to ask why are they so against it? Your snagging inspector is in fact doing their job for them!
If the home is good and 100% finished what have they got to hide?  Are they ashamed of the homes they build that they don't want a professional to inspect them until they have all of your money?

It could be argued that requirement 5.2 of the CCHB is for "disputes" but you will be in dispute if they do not allow you to check you home. Most snagging inspectors I know come across this every week.  Even so, it is still well worth getting your new home properly checked and inspected, even after moving in.

Thank you very much for your reply.

I have asked my solicitor if I can delay completion until Redrow allow my house to be professionally snagged and am awaiting an answer BUT I, unfortunately, fell into the trap of going with the builders recommended solicitors so not sure whether the outcome will be as I want. I will be asking the solicitor why they didn't pick up the fact that it doesn't say in the paperwork I signed, that I should have access to inspect the house before I complete.

Also, so I know what I am talking about, what is the 8 week survey and what does question 1 state? Could you please point me to these documents so I can read the detail thanks.

Sorry, forgot to ask in my previous posts about warranties etc that should be issued on completion. Where can I find out about what documents should be issued by completion so I can ask the solicitor to let me have copies of them all.

Your solicitor should get sent the warranty policy, the CML certificate from the final inspection to certify that the home fully complies with the Building Regulations and is 100% finished (although this may not be the case!) He should also have a copy of the planning permission too.

You should also get copies of the Electric test certification and Gas Safety Inspection.

I have referred to it in an email to Redrow re my ongoing discussion re allowing me to have a professional snagger in before completion.  I'm wondering whether I should be asking for a full survey now.

Also, just to clarify, the CML certificate, would this only be issued if you have a mortgage?
Update - solicitor contacted legal department at Redrow and they have said they don't get involved with snagging issues and passed my solicitor email to the sales people to see if it can be resolved.  Next stop is my MP!
Again, thanks for pointing me in the right direction. I'm not going down without a fight.

I know all about this!  It was me that attended this APPG Inquiry (http://www.new-home-blog.co.uk/preliminary-announcement-of-findings-and-recommendations-of-the-appg-inquiry-into-the-quality-of-new-build-housing-in-england/) and made the suggestions!

You cannot get a mortgage paid on a new home without a CML but you could legally complete if you were a cash buyer. However, the CML inspection is also a building control final inspection so technically, even a cash buyer couldn't move in without this!
