Title: Snagging report pre contract - couple of worrying issues

Hi all

Just had a snagging report done on a duplex apartment in London, the builder is small but been around for 25 years and the warranty is with Premier.

The main issues seem to be cosmetic or problems with doors/windows apart from the decking:
- Paint marks around door fittings
- Internal doors catching or rattle from locks
- Balcony door does not open easily and one of the windows has the same issue
- Couple of cracks around one window frame, poor finish around overhang in front door.
- Standing water on the decking and some loose decking boards (garden 100% decking).

What would you guys do? Get them to sort it out or pull out from the purchase (we have not exchanged contracts yet, the only loss would be legal fees and survey fee).

Apart from the decking, everything is an easy to fix snagging issue, which should have been sorted out on completion of the build.
My guess one man could do it all in about 3 hours!

Who is the housebuilder?
Has the apartment block got cladding?
Have you checked the lease costs and requirements for leaseholders?

Whether you pull out or not is a matter form you and how much you like the home.
Get it professionally snagged and inspected before legal completion if you choose to go ahead.
There will be a great many more defects you haven't seen yet!

Thanks for the reply, the builder is Globalhome. Based in London.
I'll ask my solicitor to check these cladding and leaseholder details, we did get it professionally snagged before the contract.
We'll get it snagged again after they fix it all!
