Premier guarantee structural warranty question
« on: January 15, 2020, 10:44:14 am »
I have developed a leak from a flat roof with a deck balcony on top which has left a wet plasterboard ceiling in the room below.

I believe the leak is from a gap in the single ply membrane below the decked balcony or the French doors bottom sill.

I have a warranty with Premier Guarantee but I am out of the defect period so am hoping to claim on the structural warranty?

My policy does mention "load bearing roofs" and " roof coverings" as being structural. Am I likely to get a claim accepted for this? I will call them asap but want some info on if I can dispute it if it's rejected

Regards

You will find out why I always advise new home buyers not to buy unless it has an NHBC warranty, which itself is far from perfect.

With Premier, you will have to pay an excess (from memory it is either £1000 or £1500.)
More than enough to re cover a flat roof.

But from what you have said, it might be more serious and involved.
I would advice t=you make a claim anyway, if for no other reason than to waste their time. At least you will find out what needs to be done and the cost. You can then get contractors in to do the remedials properly.
