I’ve recently moved into a new flat built by a well known developer based in Brentwood, Essex. It’s a ground floor flat with a duplex unit above and is 3-Storeys in height. The bedroom of the duplex is above my unit and their living space/kitchen is above that.
As with most developments, you are not aware of the levels of impact noise you may face, as the majority of people have yet to move in. However, it has now become apparent that the impact noise from the unit above is much more intrusive than I had liked and the main issue is the loud thudding and pounding sounds when the above tenants are walking about. I have previously lived in rented new-build apartments and never experienced impact sound, hence feeling confident about this unit. For reference, the unit is masonry superstructure and (what appear to be) pre-cast concrete slabs. The ceiling appears to be a standard MF ceiling with no insulation or acoustic hangers. The apartment above has Amtico flooring throughout.
Fast-forward to today and I have been in constant dialogue with the developer, however the issue remains unresolved. So far they have provided me with a copy of the Sound Insulation Test Report which confirms an average pass rate of 52db for impact and between 50-56db for airborne, thus, apparently, bettering building regulations. I have since contacted the NHBC and completed their sound transmission diary and questionnaire, which has since been returned.
My question is ultimately, what level of impact sound is acceptable? I’m unable to locate any literature confirming what the building regs refer to and how this was determined. I’ve seen a number of cases on here and would welcome some further input.
