Dry Verge not Sitting Very Flat On The Tiles?
« on: July 27, 2016, 08:14:08 pm »
When cleaning the upstairs window frames today I noticed the Dry Verge to the rear garden gable end do not sit very flat on the roof tiles in some areas.  What would be the reason that it is like this and what would be a remedy for this?

Since moving in we have had a problem with water dripping onto the UPVC bedroom window sills when it rains and is obviously very annoying on a night so could this be the reason why?
We have brought it to the builder's attention before but nothing never came of it.  Also when looking at one of the valleys on the roof it does not look too clever either?
We have the Bellway Customer Care Manager visiting again on Tuesday so will want him to have a look at them

Any help and advice will be gratefully received. Thank you in advance.

Regarding the valley, the tiles should be cut back about 50mm away from the central protruding part.
This depend on the pitch of the roof and the roof area being drained by the valley. (See Page 22 in the link)

Regarding the verges, I haven't a clue what is going on there!
What is clear is that during any wind at all it will get in under the "ripples" and this "dry verge" will be torn off.  The dry verges should be flat and match the tiles. (see pages 10 to 12 in the link)

Water dripping is almost certainly either a dripping overflow or a leaking gutter.
However, it could be from the bottom of the gable (barge board or verge) as the rain gathers and then drips off the end. If it is the latter, nothing can be done.
