Builders can't fix floor issue?
« on: February 28, 2019, 02:43:46 pm »
We live in a Dawn Homes new build and moved in 2017.
We have had and issue with noise from our upstairs floors since we moved in. They creak and clunk very badly with most of the sound being heard from downstairs. The builders have been out quite a few times to try and repair it but have never managed. Finally the aftercare manager decided the noise was acceptable and they wouldn't  carry out any further repairs.

We then contacted NHBC about it and they came out and assessed the floors and agreed with us that we have an issue and the builder was to repair it. The builders came back and worked for 2 days in our house before giving up saying they didn't know how to fix it and then left.

I have contacted NHBC and am awaiting a reply. I was wondering what happens when the NHBC tell the builder to repair the floors but the builders say they don't know how to?

Thanks

Craig

What should happen is the NHBC take over the problem and appoint their own contractors to carryout the necessary works. This make take a while, as the NHBC prefer the housebuilder to fulfil their obligations under the warranty.

When the NHBC used to give detailed figures in their Annual report (they don't anymore) nearly 30% of the total cost of claims paid out each year was to fix defects in the first 2 years when the housebuilder should have done.

I would expect Dawn Homes will have their NHBC builder registration cancelled.

You need to WRITE a letter to both the housebuilder and NHBC.
A phone call is forgotten and deniable the moment it ends.
