Title: Brickwork Advice needed please
Post by: Elenav on May 17, 2017, 10:40:57 am
We are in finishing stage of buying a Bellway new build, they are due to finish in a week's time.
It has already passed NHBC inspection.

We saw the house inside couple of times, and nothing really worried us so far.

However this weekend we stopped by to take a look, and saw a house in bright sun for a first time. In the sunlight brickwork looks very bubbly and wonky! We can't get to the house closer yet and see how brickwork looks up close.

I am attaching pictures in bright sun light light and normal light.

Thank you very much

It is what those in the trade laughingly call "burglar bond"
That is, the bricks stick out so much that they can be climbed!

Yes the brickwork doesn't look great, but I've seen much worse!
And what do you expect them to do about it, knock it all down and re build it?
This is Bellway and there is no chance of that.

I know of at least two Bellway buyers who have their homes built using weak mix mortar.
So weak it crumbles and Bellway did nothing.
See this post on soft mortar joints (http://forum.brand-newhomes.co.uk/snagging-and-defects/soft-mortar-joints-in-places/msg2896/#msg2896)

Is the house being sold leasehold?
If the answer is yes that's another more serious concern for you.

Thank you for your reply, we do understand that there is not much can be done now.

It is a freehold property.

At least your new house is Freehold, something of a rarity these days.
You dodged a bullet there!

Be sure to get your new home professionally snagged and inspected before you legally complete.
I can recommend Tim Fee at Snagging Inspections 07768 900200
Please tell him I recommended you.
