Weavers Chase, Morley
« on: January 29, 2017, 06:52:24 pm »
Hi all

New on the forum so wanted to introduce myself and also see if I can find anyone else who has a Redrow home recently or even better if someone here is buying a home in the same development as me :)

I have reserved and in the process of purchasing now, any advice would be appreciated as I am a first time buyer.

Have spoken to Homesnag who I want to get the snagging report done by and have mentioned this to Redrow also.

Welcome to the forum.
It is great that you are using a snagging Inspector. I would recommend  Tim Fee of Snagging Inspections.
I have never heard of HomeSnag.

Please do not use Redrow's recommended or nominated choice of solicitor.
If you do it will be the single biggest mistake you can make.
Finally get everything confirmed in writing and record all conversations with Redrow staff on your phone.

As a first time buyer you really need to read my website and follow the other tips and advice:

Thanks NHE

Yes they did recommend a solicitor who was cheaper than any others but I went against that as I had read its not good idea to use them so I have gone with my own.

I did however go with the mortgage advisor they recommended as I don't think that makes a huge difference. They all will end up with similar deals anyway.

As its early stages I am not able to get a date confirmed when the snagging can be done so will update nearer the time.

On another note, I read its a bad idea to buy a house due to be completed close to the end of year financial dates for builders.....as Redrow's end of year is 30th June and my date they have given me is 1st July I guess that means I'm safe?

I have no opinions one way or another about using the builder's mortgage broker other than they all get a share of the commission generated. At the end of the day, if you are happy that the mortgage you are offered is the best deal for you taking everything inot account including arrangement fees, then I cant see that using a broker can do much harm.

Thankfully, you have saved yourself by not using Redrow's preferred solicitor but to be sure you should as for their list, just to be sure your one isn't on it!

You are right that Redrow's year-end is 30 June and that it is always best to avoid buying any new home due to be completed eight weeks or less before the year end date.  However, you should be equally mindful that a completion date could easily be brought forward and your home rushed even more.

I would suggest you get your solicitor to inform Redrow that the earliest you can legally complete is Friday 7th July 2017.  In addition, 1st July 2017 is a Saturday and most solicitors will be unlikely to be working to transfer mortgage funds on a Saturday.
So I expect that your legal completion date is in fact Friday 30 June 2017,  the latest day that Redrow can leave it for the current year-end and that your home could well be a rush job.

With five months to go, there is plenty of time to complete your home depending on what stage it is currently at.
