New build pricing structures

Can anyone tell me how Persimmon can keep changing the same house price on the same development? It doesn’t seem fair that one buyer pays one price and then we are told the price has gone up for the same house due to the plot being released a few months later. Can we argue the point that we should be paying the same as the last buyer did or maybe get some optional extras thrown in to compensate?

Prices are determined by a number of factors, the main being the market for properties in the area. If the average house price goes up between release dates, the prices likely will affect it.

On our estate, it varied due to whether it was on a main road or cul de sac, where the allocated parking was (having to walk from our access into another road then into a cul de sac round the back to get to the car port got us a discount), how close to open space.... even how desperate they are to get a sale

It is what they think people will pay.

New-build house prices can go up or down on a weekly basis. This depends on how desperate the sales director is for sales in any given week or month, how long finished homes have been for sale and any nationwide deals and promotions,

Even within the same development, the same house type and same specification, the price will vary due to location, size of garden, number of parking spaces and proximity ot other factors such as social housing, busy road and open spaces.

Finally every sales advisor has negotiables to offer to clinch a reservation.
So each plot has its price and each buyer will buy, if they are happy with the price they are offered.

Be aware it could be to do with a lack of demand as Persimmon has a dreadful reputation, confirmed by its own recently published independent review report!

Thank you both for your responses. We will try and get some finishing touches for free as we actually have a smaller garden, one less parking space, no rendering and a less desirable location and yet the property is more than the other one.

Hello. Are you sure you want to go ahead with a Persimmon home after reading some comments? It seems very unfair that you are getting less for the price you’re paying particularly as it’s more than other buyers. I hope you do manage to get some extras thrown in but double check everything and get it in writing. Good luck

No rendering is a big plus! 
It won't crack, it wont fall off and it won't look dreadful in a few years and need painting.
Mind you Persimmon brickwork can often need rendering!
