Minor electric problems within 2 years

New build survivor:
Can anyone confirm what the obligations are of the builder to resolve electrical issues within 2 year period?
When we moved in we highlighted problem with flickering lights under kitchen cupboards.
This was resolved by finishing foreman taping connection under cupboard?
16 months in and light has failed completely.
After sales guy has brought is a. Ew driver but said out of guarantee and we need to get own electrician to resolve.
What is the situation  please?

New Home Expert:
If it is a light bulb failing that would be down to the owner and classed as maintenance.
But the light fitting was faulty, you reported within the 2-year warranty (not a guarantee) and it was bodged by the foreman, presumably not a certified electrician, and has now failed completely.

So it should be the housebuilder's responsibility to fix it under the warranty.

Write to the regional office. Don't deal with site staff, especially those in sales who know nothing except how to sell new homes and fob you off!

We contacted NHBC and they confirmed all fixed electrics and lighting systems are covered by their warranty.
We were given spare part by after sales guy but told we needed to get our own electrician to fit which NHBC have said is not correct.
We had already employed an electrician to resolve, but NHBC said that if we resolved ourselves it would invalidate our warranty.
We have now referred back to builder but pretty cheesed off as we have a bill to pay to electrician who called.
Not happy!
