We've recently purchased a Taylor Wimpey home (Dadford) and was quite surprised when I realised that none of our extractor fans had an on/off switch. We've got one in the kitchen, WC and bathroom and all 3 are therefore on 24/7.
The bathroom one in particular is quite loud and the whirring can be heard from the master bedroom, I'm sure you can imagine how annoying that is at night. Let alone the extra electricity they're constantly using. Luckily there's an isolation switch/fuse for them in the mains box so I can turn them off there, but that's not practical and surely shouldn't be my only option.
I emailed Taylor Wimpey and asked for some sort of specification of the system and this was their response:-
"It is a standard system which is designed to be on a constant trickle with an automatic boost when moisture is detected or a light is switched on".
I'm not sure if they're just trying to fob me off with that response, just wondering if anyone has heard of or has a system like this? I certainly haven't noticed any difference from a noise point of view when the lights/shower are on.

All extractor fans should have an isolating fuse spur usually above the bathroom door or near the fan in a kitchen. These fans come on automatically when the light switch is turned on and stay on for a few minutes when it is turned off. The kitchen extractor is normally manually turned on when cooking.
I doubt very much that Taylor Wimpey or any other housebuilder would have installed a "passivent" system where the extraction is on all the time 24/7. In this case the fan or fans are usually located centrally in the roof space and one larger fan serving several extraction point.
However if they have a heat recovery system for the extracted air this might be another, albeit unlikely, explanation.

Yes I was expecting there to be a switch above the bathroom door.
I'll press them again to try and get a spec/manufacturer of the system.

My TW house has 5 extractor fans, always on... with a boast button

They could be humidistat fans but unlikely a builder would install these.
