Title: Taylor Wimpey Loddon Park - Site Manager Meeting

We are first time buyers looking to buy a 4 bed detached house at the Taylor Wimpey Loddon Park Development. I am keen to know peoples experience of Taylor Wimpey.

Also I have a meeting scheduled with the site manager and looking for guidance on questions to ask to make the most of the meeting.

If you are meeting the current site manager (there have been a few!) then you must have already reserved. One question you could ask him is:

How do I know that Taylor Wimpey have fully insulated my home as design, unlike the majority built on this development?

Would also recommend asking for a copy of the TP1 as early as possible and asking in writing for full and itemised details regarding any estate charges.

They will fob you off and say there is a small charge for cutting grass in communal areas or refer you to a solicitor but push back. You want them as part of the sales process to fully state what you will be contracted by covenant to pay for. State this is a material fact in the decision to buy your home.

The purpose of this is twofold - getting them to put in writing if it is a fleecehold rather than a freehold and secondly if they don't give you full information in writing when you request it, they are essentially mis-selling you the property.

Taylor Wimpey are good at refusing when they don't want to do something. They refused to allow us a professional (insured) snagging visit prior to completion claiming insurance, health and safety and a myriad of other factors, yet allowed neighbours unaccompanied access to their properties for measuring for curtains.

The key to remember is builders so what they want, when they want, and there is little you can do. Get everything in writing to protect yourself as much as possible.

Everyone can be firm and refuse.
There is a law the Consumer Protection form Unfair Trading Regulations 2008.
Tell the sales lady to expect a visit from Trading Standards if she is deliberately obstructive and/or misleading.
