Title: House builders 2 Year Warranty

When buying a second hand new build under 2 years old, does the warranty pass to the new owner or does it ‘die’ when the first owner sells?

The warranty is for the property not the first owner, so any remaining warranty is passed on.

It's the same case with any vehicle you purchase. The warranty that is valid for the vehicle does not depend on the owner. That is a good thing, because there are for example KIAs that have 7 year warranties, so whoever next buys it still has a valid warranty. It's a good idea to check these kind of conditions  ;)

I would add that the plc housebuilders are even less inclined to fix defects on homes within the 2-year period if the house is let or has been sold to a new owner. 

Car industry has got it right. Pity housebuilding is so indifferent to its own customers!
