Internal walls
« on: April 01, 2019, 04:47:14 pm »
I bought a new Hyde home, a two bedroom wheelchair apartment in Hove.
I’ve had problems with vibrating walls and noise issues from neighbours. Hyde have done nothing to investigate the problem and says building is signed off by NHBC and building regulations.
I bought a investigator snake camera and through the plugs and light switches found draughty internal walls with almost no insulation. Some walls have about 10% of insulation where the TV goes on the wall and in a corner of a wall, but four walls nothing, my main bedroom seems ok.?? but have only checked a small part of the wall, I can see metal partition along this wall which makes me think there isn’t much.

I spoke to NHBC and they said we don’t cover internal walls which I was shocked about, they have said go back to Hyde/builders because complaint within two years of defects.
I have emailed local council building regs department
What are building regulations for internal walls re apartments? Fire regulations with smoke getting into walls.??
Is NHBC telling the truth? Go back to Hyde?
Any help with be grateful..

First of all the NHBC warranty covers all parts of the home for 10 years. During the first 2 years it is the housebuilders responsibility to fix defects and poor quality workmanship. If they do not do so, and if the defects are as a result of warranty standards not being followed, the NHBC will instruct the builder to carry out the works. If they fail to do so the NHBC will appoint their own contractor to do the works.

As far as internal walls are concerned, the only walls within a home - timber or metal stud walls  - that need insulation are those to bathrooms, WC's and SVP boxing, this is sound insulation.
All walls to the outside need insulation and any walls that adjoin another property (party walls) must have fire proof and smoke proof construction.

If Hyde are a Housing Association, I suspect the HA will say contact to builder and the builder say any complaint must come from the HA. My advice is WRITE to Hyde and demand they investigate and rectify. Perhaps then, they will force the builder to act.
