Bellway and snags

I would like to raise my concerns with Bellway Homes and their approach to sorting out snags. I would definitely suggest buyers use the services of a snagging inspector before moving in. The site management will not like it, but you will save money for sure regardless size of the property.

As for decorative faults, they will never do those anyway and if you are first-time buyer, make sure you act within first 2 years, not only with reporting snags, but also with disputes, resolution schemes etc.
They do not care in South West at all, poor customer service and higher management is about the same from my experience, they just need to sell as many houses as possible, quality of it is not priority and definitely they are poor with sorting out snags.

We experienced misleading, misinformation, not the first-time buyer help before sale we expected and also poor time limits when sorting out snags reported within first 2 years, which is legal limit to report snags anyway.

If you have contract and negotiated well, make sure you sort out any disputes within 6 years, otherwise they could put limitation defence against you.

It's not just the south west and it's not just Bellway Homes either.
This industry badly needs a regulatory overhaul.
The first step is the government setting up an independent New Homes Ombudsman.
Please write to your MP and demand he/she add their support.

As I recommend there are several things buyers can do to protect themselves.
Most important of all is report all defects and snags in writing to the housebuilder in the first two years.
